A township built around 34 lakes
Waterford is a charter township in Oakland County, not a city, and it is named for its water. There are 34 named lakes inside its borders, and the biggest, Cass Lake, runs well over 100 feet deep. Where your home sits in relation to a lake decides a lot about how a move goes: how wide the lot is, how far the truck gets from the door, and how many steps are between the two.
We are roughly 20 miles from our Brighton base. Many lake lots here are narrow, and many cottages have been remodeled or rebuilt, so two homes on the same street can load very differently. Walking the property with you before move day is the best way to set the right crew size and truck plan.

Cottages that became year-round homes, and a lot of 1950s to 1970s housing
Most of Waterford's housing was built between the 1950s and 1970s. The oldest neighborhoods tend to have smaller homes, which usually means smaller closets, narrower hallways and less room to turn a large piece of furniture. Plan for that when you decide what comes out of the house first.
The lakes were a summer destination long before they were a suburb. A railroad reached the area in 1851 and visitors came for the water, so a lot of lakefront property started as cottages. Around lakes like Loon, Silver, Watkins, Maceday and Lotus, many cottages have been renovated or replaced with larger homes. The lakefront lots are often narrow, with the big side of the house facing the water and the road side much more modest.
Roads in the township are handled by the Road Commission for Oakland County, which plows them. Private roads are the owner's job. If your street is private, tell us when you book so a winter move does not catch anyone off guard.
Lake neighborhoods and streets to know
Waterford is a spread of lake neighborhoods and older subdivisions, not one downtown. These are some of them.
Loon Lake and Silver Lake
Mostly single-family homes on relatively narrow lakefront lots, many of them former cottages that were renovated or replaced with newer houses. Expect a long, narrow carry from the street to the water side.
Watkins Lake
Homes along Watkins Lake Road and Lakewood Drive. Some old cottages have been remodeled or rebuilt larger, so check for added levels and stairs.
Maceday Lake and Lotus Lake
Lakefront cottages that have been renovated in recent years, with large homes facing the water. The street side and the lake side can be very different, so tell us which door the movers should use.
Huntoon Lake
A neighborhood of small older houses near Waterford Kettering High School. Small rooms and narrow halls mean we will want to pad the walls and maybe stage items in a garage first.
South of Drayton Plains
Streets like Warren Drive, Pauline Drive, Georgeland Drive and Crane Street, just south of the Dixie Highway area. Many of these streets have no sidewalks, so ask where the truck can pull in.
Marion Avenue
Single-family homes on deep, narrow lots east of the Elizabeth Lake Road corridor. A deep lot can mean a long driveway carry from the street to the back door.
Local rules that touch a Waterford move
Dumpsters and pods need a township permit
The township requires a Temporary Structure Permit for dumpsters, storage pods and similar for up to 90 days, with a site drawing. If you plan to load a pod in your driveway, get that sorted first. We can load and unload pods once you have one.
One bulk item a month at the curb
The township's trash contract covers one bulk item per month, such as a sofa, dresser, washer or refrigerator. Set it out by 7 a.m. on your regular day. Freezers and big appliances may be picked up by a separate truck up to 24 hours later. If you have more than one big item to get rid of, plan for another way to take it away.
Weekly pickup and a monthly cardboard drop-off
Single-family homes get weekly curbside service for trash, recycling and yard waste, and carts go out by 7 a.m. For the extra boxes after a move, the township runs a resident-only cardboard drop-off at Township Hall on the second Saturday of each month. Check the trash page for holiday changes.
Permits for work before you move in
Structural changes, decks, and electrical, plumbing and furnace work all need township permits. If a contractor is still working when you arrive, a clear path matters more than anything else on move day, and we can stage boxes and furniture around it.

Waterford Moving FAQs
Yes. The township asks for a Temporary Structure Permit for dumpsters and storage pods for up to 90 days. Check the permits page before the pod arrives, since rules can change.
Most public roads are handled by the Road Commission for Oakland County, not the township. Private roads are the owner's responsibility. If you are on a private road, ask your neighbors or association how it is kept up before a winter move.
It is a charter township. That matters for permits and paperwork, since you deal with the township office and not a city hall.
Not all at once. The township's trash contract covers one bulk item per month, and the township's trash page lists what counts. Plan to spread it out or find another way to take extras away.
Yes. Older cottages with added rooms often have odd stairs, so tell us about steps, turns and doorway widths when you book. We will plan the crew and padding before move day.
