Two old cities, one Ford-shaped map
Dearborn was once two cities. Fordson, the old Springwells area, joined Dearborn in the late 1920s, and the Ford name is still on the map. Henry Ford built whole neighborhoods here for his workers, and a few of them are still the most distinctive places to move into or out of.
Most of the city is a street grid with older bungalows and duplexes, and the Ford-planned areas are the exceptions. Those exceptions are where a quick phone quote can miss things: stair width, long walks from the curb, and no garage to stage boxes in. We'd rather see the stairs and the street in person before we give you a number.

Ford-built houses from 1919, and a Colonial Revival subdivision from 1939
The Ford Homes district in East Dearborn has 156 houses, built in 1919 and 1920 for tractor plant workers. They are two stories with three or four bedrooms, a boxy shape, and a central chimney. There are six models, A through F. The bathroom is upstairs. Garages were an optional extra and only a handful were ever built, so expect street parking for the truck and for your neighbors.
Springwells Park, near Greenfield and Rotunda Drive, was laid out in 1939 and is a different kind of place. There are about 400 houses and duplexes, mostly Cape Cods, two-story center-entrance homes, and some ranches, in brick, stone, and clapboard. Streets curve and end in cul-de-sacs, and parks sit in the middle of several blocks. Most garages are attached, except in the northern sections. Duplexes cluster in the north, so an upstairs unit usually means an interior stair carry.
Dearborn Hills is the other deed-restricted neighborhood in the city, and it looks nothing like the post-war bungalows around it. Deed restrictions can limit exterior changes, so buyers should ask about them early.
Ford Homes, Springwells Park, and the rest of town
These are the neighborhoods that change how a move is planned. If yours is not listed, the estimate walkthrough covers it.
Ford Homes Historic District
156 two-story houses from 1919 to 1920 on Park, Nona, Beech, Military, Francis, Edison, Gregory, and Olmstead. Bedrooms and the one bathroom are upstairs, so every bed and dresser goes up or down a stair. We'd pad the stair walls and schedule extra crew time for the carry.
Springwells Park
A 1939 Colonial Revival neighborhood with curving streets, cul-de-sacs, interior parks, and mostly attached garages. Cape Cods have bedrooms under the roof, so plan for a steep stair carry. Duplexes are mostly in the northern part.
Dearborn Hills
Deed-restricted housing from the 1920s that stands apart from the bungalow blocks around it. Check the deed rules on exterior changes if you're buying or selling here.
West Downtown Dearborn
Near Monroe Street, West Village Drive, and the Wagner Deck. Several nearby lots have a three-hour daily parking limit, so ask the city what applies before you park a truck or a pod.
Fordson
The former city of Fordson, now part of southeast Dearborn. Streets are mostly a grid, and bungalows are the common house style. Bring up basement stairs and any piano or heavy appliance when you book.
Dearborn rules that can change your move day
No street parking on your trash day
Dearborn runs Public Service Days from spring to early December. Vehicles have to be off the street from 8 a.m. to 4 p.m. on your regular trash day, because crews sweep and clean curb to curb. A moving truck counts as a vehicle. We'd avoid scheduling the truck on that day, or you can ask the city about its hardship exemption.
Snow emergencies come with sirens
When a snow emergency starts, outdoor sirens sound and parked vehicles have to leave the street or get ticketed. The city lists alternative parking, including Levagood Park, Crowley Park, and Ford Field. Winter moves should have a backup date. The city's snow page has the current rules.
Extra boxes and old furniture
Household bulk items can sit beside your cart on trash day. Large or heavy items, carpet, and some appliances need a special pickup, and the city charges for those. The city also runs a free drop-off at the DPW Yard on Greenfield on the third Saturday of the month. Confirm hours and what is accepted first.
Renting in Dearborn
A landlord must register a non-owner-occupied home and get a Certificate of Occupancy before listing it for rent. That comes after a city inspection. If you are moving into a rental, ask your landlord whether it has passed, and ask about move-in timing before you book the truck.

Dearborn Moving FAQs
Not between 8 a.m. and 4 p.m. on your regular trash day during Public Service Days, which run from spring to early December. Pick a different day, or ask the city about a hardship exemption. Check the city's trash page for your day.
Sirens sound, parked vehicles must come off the street, and cars left there get ticketed. Plan a backup date for winter moves and watch the city's snow page and hotline.
They can be. Each is a two-story house with an upstairs bathroom and bedrooms, and garages were rare. That means stair carries and street parking. We'd size the crew and the padding after seeing the house in person.
Small household bulk items can go beside your cart on trash day. For larger pieces, the city offers special pickup for a fee, or a free drop-off at the DPW Yard on Greenfield on the third Saturday of the month. Confirm what's accepted first.
Yes. The city requires registration and a Certificate of Occupancy, which comes after an inspection, before the home is listed for rent. Inspections repeat on a three-year cycle. Start with the city's rental page.
