A city built in layers, from 1950s ranches to lake communities
Novi became a city in 1969, and most of what you see today went up after Twelve Oaks Mall opened at I-96 and Novi Road in 1977. That is why a move here can look so different from one street to the next. One address is a 1955 ranch with a short driveway. The next is a 2000s executive home with a three-car garage and a finished basement.
Roughly half of Novi's homes are single-family houses. The rest are condos, townhomes, and apartments. Our Brighton base is about 15 miles away. Because the carry from truck to front door changes so much between a lake community and an older subdivision, an in-person estimate is the best way to get a price that fits your actual move.
What you are actually carrying into a Novi home
The older homes sit mostly south of Ten Mile Road. Willowbrook Estates dates to the mid-1950s, with ranches and two-stories on quarter-acre lots, and some of those homes have no basement at all. That means less to carry down, but it also means a family's whole storage load can end up in the garage or a back bedroom.
The newer subdivisions are bigger. Maybury Park Estates has finished basements, wooded half-acre lots, and garages for three or four cars. A house like that can run past 5,000 square feet, so we would schedule extra crew time for the long hauls and the basement stairs. If you own a piano, pool table, or gun safe, tell us early. Basement-to-main-floor moves in homes this size need a plan.
Walled Lake is Novi's biggest lake, and most of it lies inside the city. Lakeshore Park and Pavilion Shore Park sit on its south shore along Thirteen Mile Road. In the northwest part of the city, Island Lake of Novi is a different kind of place. It is a private community on a 170-acre lake, with a clubhouse, pools, and a mix of single-family homes, townhomes, and condos. Communities like this run on association rules, so ask your association about move-in hours and where a truck can park before you book a date.

Island Lake of Novi
Private waterfront community on a 170-acre lake, with a clubhouse, pools, and a range of homes from townhomes to estate houses. Ask the association about move-in hours and truck parking.
Island Lake Shores North
Large site condos built in 2004 and 2005, most on lots of an acre or more. These homes run 4,200 to 5,700 square feet with three-car side-entry garages, so plan for long carries and a lot of rooms.
Island Lake Orchards
Detached site condos from 2009 and 2010, in ranch, Cape Cod, and two-story styles. Brick homes with three-car side-entry garages, north of Ten Mile and west of Wixom Road.
Maybury Park Estates
114 executive homes built from 2004 to 2007, on private half-acre lots, north of Eight Mile across from Maybury Park. Finished basements and big foyers mean more rooms to cover and long stair runs.
Lexington Green
75 homes from the early 1980s, mostly two-story colonials with finished basements, two-car garages, and half-acre yards. It sits off Morgan Boulevard between Eight and Nine Mile, west of Taft Road.
Cedarspring Estates
Early 1990s brick homes in two-story, split-level, Cape Cod, and ranch styles, on lots of about a quarter acre. Split-levels mean half-flights of stairs. It sits south of Ten Mile, east of Taft Road.
Willowbrook Estates
Mid-1950s ranches and two-stories on roughly quarter-acre lots, north of Ten Mile and east of Meadowbrook. Some homes have no basement. Bedrooms are smaller, so bulky furniture needs measuring first.

Novi's water department needs the seller, agent, or title company to call for the final meter read, and the reading is not done by phone. Unpaid water bills become a lien on the property. Novi also does not issue a separate sprinkler meter, so all water, indoors and out, goes through one meter. Confirm the steps with the city before closing.
Condos and apartments
Many Novi homes are condos or apartments. For these, ask your building or association about elevator reservations, loading areas, and move-in hours. We would bring floor runners for long hallways and pad tight stairwells so the building stays clean.
Trash, recycling, and bulk pickup after you land
Novi gives each home a 95-gallon trash cart and a 65-gallon recycling cart, and the city asks you to keep carts 3 feet from anything else. Furniture, a mattress, or a refrigerator can go out as bulk pickup on your regular day, but call the hauler first. Yard waste runs spring to mid-December in paper bags or marked containers.
